Real Estate LLCs, Partnerships, K-1s & Syndications
Structure The Questions Before You Structure The Deal
An LLC can be useful without producing the tax result its owner expected. Legal form, federal tax classification and the agreements among owners are related questions with different answers. Moving title is a decision to evaluate before recording the deed.
For partners and syndicators, the property’s success is only one layer. Contributions, allocations, liabilities and distributions also affect the owner’s tax history. Keep the operating agreement and the continuing basis record alongside the K-1. This guide is tax education; it is not a recommendation to buy a syndication or other investment.

Structure The Questions Before You Structure The Deal
Tell the consultation who owns the property today, who will own it next and what the arrangement is intended to accomplish. Legal documents and tax work may require separate professional scopes.
The book gives you the framework to ask a better question. The consultation gives the firm the context to understand your concern. Professional work begins with an agreed scope; a book purchase does not include tax preparation, representation or a private analysis.
